MAINTENANCE CHECKLIST

AIR CONDITIONING

CONDENSER COIL fins will be checked and inspected as required ( Chemical Cleaning is not included). Obstructed condenser coils raise refrigerant pressure, increase your electric bill, and reduce reliability.

EVAPORATOR COIL will be inspected. Evaporator coils develop dirty since air filters only collect some of the elements in the air. Even a small sum of dirt can decrease efficiency, increase operating costs, and lead to compressor failure.

BLOWER AND WHEELS will be inspected. The motor will be cleaned (Wheels will be inspected; if needed, cleaning will be discussed). Dirty blower wheels reduce airflow, causing longer operating time, reduced comfort, and increased cost. This problem can also lead to compressor failure.

REFRIGERANT CHARGE Check refrigerant levels and proper pressures- (Adding refrigerant is not included). Low or High refrigerant charges can easily go unnoticed and increase operating costs. An improper charge is a leading cause of discomfort.

AIR FILTER Check the air filter and replace it if you have one available. A restricted air filter wastes energy and shortens your system. Lifespan and will affect your health.

THERMOSTAT will be checked and adjusted as required. Indecorously calibrated thermostats allow the unit to run longer than necessary, adding 5%-8% to the cost of cooling your home.

SAFETY CONTROLS will be inspected. Safety controls that do not function properly can increase operation costs and cause the entire system to fail.

MOTORS will be inspected. Dirty motors use more energy and will fail sooner.

CAPACITORS will be checked. Defective capacitors cause the compressor and motor to fail.

RELAYS and CONTACTORS will be inspected. Worn-out contacts and loose wire connections can lead to motor or compressor failure.

CONDENSATE DRAIN will be checked seasonally, and basic cleaning is included. Algae can plug a condensate drain, leading to expensive water damage.

CRANKCASE HEATER will be checked. An inoperative crankcase heater can cause a compressor failure.

UNIT DISCONNECT will be inspected. A damaged or overheated disconnect blows fuses and trips circuit breakers.

UNIT WIRING connections are tightened as required. Loose connections can lead to failure of the motor, compressor, or even fire.

TEMPERATURES + PRESSURES will be taken and recorded. A correct record of your equipment’s vigorous data can indicate. Potential problems that can be eliminated.

DUCTWORK will be visually checked for leaks and proper insulation as required. Unrepaired ductwork problems can increase the operating cost by 30% or more. Accessible ductwork will be inspected.

GAS HEATING

THE HEAT EXCHANGER will be inspected. Heat exchangers can grow cracks with age. If they exist, there is a risk of grim illness from the toxic fumes emitted.

COMBUSTION AIR openings will be checked. Restricted combustion air openings can lead to carbon monoxide poisoning.

FLUE PIPE will be inspected. Flue pipe leaks allow carbon monoxide to escape into the home.

BURNERS will be inspected and cleaned. Dirty burners cause poor combustion and excessive gas bills.

FAN SWITCH will be checked. A fan switch that is not correctly adjusted wastes energy, reduces comfort, and causes nuisance fan cycling.

SAFETY CONTROLS will be reviewed. Safety controls that do not function can cause unsafe problems.

GAS LINE will be checked from the furnace shut-off valve to the burners. Undetected leaks are dangerous.

THERMOSTAT will be checked and calibrated as vital. Inadequately calibrated thermostats allow the unit to run longer than necessary, adding 5%-8% to the cost of cooling your home.

TEMPERATURES and PERFORMANCE will be recorded. A perfect record of vital data can indicate potential problems that can be immediately eliminated.
